A serviced solution

Where a company is based is of crucial importance for most new start-up or fledgling businesses says commercial property agent prop-search - in order that they portrays the right image to new and existing customers.  But all too often, trying to source suitable office accommodation presents one of their biggest dilemmas.

Renting offices is usually the preferred option as few new or young companies are in a position to purchase commercial property.  But all too often commercial leases will be for a fixed period, often a minimum of five to ten years and many small businesses cannot accurately predict their growth over this period.  And taking on premises that are too small could stifle development and inhibit organic growth, whilst large premises may allow for expansion but can also be the proverbial ‘millstone around the neck’ of a young business.

Location and the working environment can alo be the difference between success and failure.  Day-to-day property management is not something that most small businesses want to worry about and that is why serviced offices have grown in popularity.  They enable companies to have accommodation that suits their individual needs without the hassle of managing the space or dealing with numerous bills.

Samantha Jones, a Surveyor at Prop-search, says: “A very neat and modern solution is serviced offices, where businesses can move in on an inclusive rental basis.  The rent they pay typically includes all of the costs that you would expect to pay in a traditional office such as heating, power, building maintenance, insurance - but for one monthly figure, and no cumbersome lease agreements.”

One such option for serviced offices in Wellingborough is at Premier House, Sanders Road on the Finedon Road Industrial Estate.  Features of the newly refurbished building - offering suites from 236 sq ft up to 1,137 sq ft - include thermostatically controlled radiator central heating, carpeting, suspended ceilings with inset LG3 lighting, perimeter trunking and ample electrical sockets.  Each suite also has a door entry system, communal fire and building alarm systems and on-site car parking.  There is also use of a newly refurbished communal kitchen with appliances and wc’s.

Prop-search can confirm that accommodation at Premier House has already proved extremely popular and Samantha Jones adds: “The majority of recent interest in Premier House has been from start-up companies that are unwilling to commit to long leases for conventional office space.  They see the option of serviced offices as providing a greater choice to accommodate their ever-changing needs.”
