Refurbishment of prominent offices expected to lead to strong interest

An office building - which is being refurbished to a high-specification - situated on a prominent site in Kettering is available to let.

The 2,300 sq ft office unit on Pytchley Lodge Road is owned by Coventry based property firm The Wigley Group and is being marketed through Northampton commercial property agents Drake Commercial and Prop Search.

The single-storey property is of a brick built construction with a pitched tiled roof and comprises of open plan and cellular office space as well as a kitchen area and wc facilities.  The building is situated on a 0.60 acre site and benefits from excellent on-site parking and an open storage area.

James Davies, Director at The Wigley Group, said: “The fact that the office building is prominent to the main road, close to the A14 and situated on a large site with access to parking facilities, is likely to be particularly attractive to potential occupiers.”

“It is also located adjacent to a recycling company which may attract interest from its secondary market including building contractors, car sales, plant hire companies and parcel delivery firms.”

Internal refurbishments are currently being completed and will include the installation of carpeted floors, plastered and painted walls and suspended ceiling with inset lighting.  Subject to lease terms and planning it may also be possible for further industrial or warehouse accommodation of up to 4,000 sq ft to be provided within the open storage area.

James Davies, added: ““We are expecting strong interest in the property, which is available on a new lease on competitive terms.”
