A Lifestyle Choice For Business

Unlike its neighbouring towns, East Northants doesn’t provide concentrated industrial estate locations (like Park Farm and Finedon Road Industrial Estate in Wellingborough or Telford Way in Kettering) but offers ‘pockets’ of locations with fewer occupiers and less dense development. Rushden Crown Park, Express Park and some industrial development off the A6 By Pass address the demand from commercial businesses wanting to be near the town, whilst the surrounding small towns (like Raunds and Irthlingborough) provide more rural locations – again less densely developed and therefore less ‘busy’.

All of these locations are very well served by the A45 trunk road (running straight through the heart of the district) and of course the A14, also linking the area to the National motorway network.

Businesses then, have a more diverse choice of locations / buildings with the benefit of less traffic and more rural surroundings without the intensity of sprawling estates with heavy traffic and queues but with the luxury of an easily accessible major road network surrounding them. Examples of this are evident in two recent deals where (acting for Belkin at Express Park) we have let some 10,000 sq ft of modern offices to i-Smart, whilst at the other end of the scale we have sold a former shoe factory totalling some 9,000 sq ft at Park Road in Raunds. Both deals have provided the occupiers with room to expand whilst remaining close to their core source of staff.

The success of Waitrose (John Lewis Home & Food) at Crown Park has surprised a number of people who thought the location to be too remote but the surrounding villages and towns (people also travel from Northampton, Bedford, Kettering and beyond) have embraced the store and it remains a major attraction for the area.
